Termite Inspections

Several of you have asked about the termite contract and whether the inspections/treatments were taking place.  Our contract is with Colonial Exterminators.  They were here about two months ago performing the normal, annual maintenance around the buildings.  This does not necessitate their accessing your patio.  They will be doing the in-depth treatment, which will require being able to get into your patio, next year.

Pool regulations


As summer heats up and the Memorial Day holiday approaches, we would like to remind you that each resident is allowed to have only five people in the pool area at one time...four guests and themselves. This is to make certain that there is room for everyone. Residents must accompany their guests.  Also, please pick up anything you brought into the area when you are ready to leave...towels, trash, etc.  We want to keep the area clean for the enjoyment of everyone.  Remember there is no lifeguard on duty so please keep a careful eye on your guests, especially on little ones, who should be wearing some type of flotation device.

With the unusually bad termite season we are experiencing, you may well have them swarming inside your home.  Here is some information you may find useful.  They will swarm to the light, so turn off as may lights as you can and keep your a/c on and/or use a dehumidifier.  Their mating season will end soon and they will go away.  Having them flying around your unit does not mean they are eating away at your walls.  There is an article about this year's swarm in http://nola.com that you may find useful.  The link to this article is below.

District Community Listening Sessions Planned




 
In a continued effort to gather the feedback and hear the concerns of Kenner residents, and as part of the "Kenner 2030 Plan for Prosperous Future", a series of District listening sessions have been scheduled for the coming months. Mayor Yenni and the council members associated to each district are scheduled to attend to listen to resident concerns in an informal setting.
 
Community Listening Sessions will take place in each council district progressing numerically as follows:

All meetings will begin at 7:30 p.m. and doors will open 15 minutes prior to start time.  While open to the public, these sessions are intended to listen to specific concerns from each council district in smaller settings. We are once again reaching out to you, our Civic Association leaders, to help share this information with your members to increase resident participation across the Districts. Please mark the date and location for your District's session on your calendar and encourage your members to do the same.
 
The intention of the listening sessions is to foster greater public trust in the transparency and effectiveness of city government. This is the ideal time for residents to participate in discussion centered on their district with Mayor Yenni and their Council Representatives.
 
As it becomes available, updated information on listening sessions can be found on the city website, Kenner Facebook Page or via the Mayor's Office at 468-7240.  For questions regarding the upcoming District Sessions, please contact Deputy Chief Administrative Officer Natalie Newton at 468-7240.

CVCA Board meeting

Members Present:  Durel Burk, Diane Allen, Sandy Somerville, David Learned, Richard Sanders, Judy Miranti, LaToya Sesson,

1. Doug Mayo opened the bids on the siding project for building 16.  Four bids were received.  (Bartlyn arrived during the discussion.)
Diane moved that we accept the bid from LAS as the lowest bidder.  Judy seconded.  The motion passed unanimously.  The board will work with the contractor to see what aspects of the bid can be reconfigured in order to lower the final amount.  Doug will notify LAS that the bid has been accepted and set up a meeting to finalize the work to be completed.

2.  The roofs are progressing.  However, the current roofer has indicated that he has other projects on his schedule.  We have several other bids have been received for the completion of the project.  Bids were presented and discussed. 
Judy moved that STS be hired to complete the final stage of the roof repairs.  Bartlyn seconded.  The motion passed unanimously.

3.  Bartlyn presented several options for signage for both the entrances and the streets within the complex. 
Diane moved that the money in the local Regions bank be used to replace the signs.  Richard seconded.  The motion passed unanimously.

The numbers on the buildings themselves will also be replaced.
 
Diane moved that we have Graphic Centre come out and give us specifics for the signs.  Richard seconded.  The motion passed unanimously.

Bartlyn and David will bring the information to the next meeting.

4.  The light fixtures around the pool, on the tennis courts, in the cabana, and in the shed have all been completed.  The tennis court lights will soon be on a timer.  They will stay on for an hour but can be reset for an additional hour if residents are still playing. The pool area is still being improved.  Richard is looking into the broken red tiles.

5.  Doc presented a proposal from the Bartlow-Murdock law firm to handle liens, collections, and such like at a flat rate for each which will be charged back to the homeowners. They would handle everything associated with these collections.  We talked to some of the people they work with and have been very successful.  They would also be willing to handle more of our legal needs. 
Diane reviewed everything that our accounting firm does as part of their contracts.  Already our level of collections has improved.

Richard moved that, barring any unfavorable reports, we accept Bartlow-Murdock as our back-up law firm.  Doc seconded.  The motion passed unanimously

Bartlyn raised the issue of getting information to new homeowners.  A committee was set up to look into the matter.

6.  Judy distributed a letter to Mike Yenni thanking him for attending our last general meeting and asking if he will meet with the board to discuss areas of mutual interest and possible cooperation.  Bartlyn spoke with someone in the office of the city of Kenner about the possibility of having the city take over our streets, but they have not yet gotten back to her. 
The sub-station across the canal from the tennis courts is being demolished.  Bartlyn asked Judy to write a thank you letter to Maria Defrancesch for her assistance in this matter.

Doc moved to adjourn.

May 1, 2013
Members Present:  Diane Allen, Durel Burke, Bartlyn David, David Learned, Judy Miranti, Ed Payne, Richard Sanders, LaToya Session, Sandy Somerville
 Absent:  None (This was an unscheduled, information meeting.)
Also present:  Doug Mayo, architect.
The electrician has been working on street lights and replacing bulbs, photo cells, and bases that keep the light globes in place.  He is also working on porch lights that are obviously damaged.
Mr. Mayo passed out the uniform specs that will go out for bid.  The stone fireplaces will be taken down and re framed.  The window trim will have to be replaced.  Current siding will remain on the buildings and the new vinyl siding will go over it.  Soffit material will be vinyl.  A Hardi-plank fascia will be used to stabilize before the vinyl is added.  Crickets on chimneys will be added at the time of siding and chimney caps will be replaced.  Various types of chimney caps were discussed and Mr. Mayo will do further investigation.  Balcony joists and decking will be replaced and a composite material cap which won't rot will also be added.  Cleaning current siding and Hardi-plank will also have to be done before the new siding is added.  Replacing the overhangs at the front doors was also discussed.  Mr. Mayo was asked to supply cost estimates on various ways of replacing these.  
Vinyl siding today is superior to the original siding used years ago because plastics have improved so much since then.  The contract calls for a 20 year warranty on the siding.  
Four or five contractors have agreed to bid on the project which is limited to building 16.  The specs are ready to be sent out by the end of the week in the hope of expediting the process.  Bids could be back by the 14th of May.  Bids could be opened on the 15th with an eye to awarding the contract very quickly thereafter.  Once building 16 is completed, the biding process for the other 14 buildings will be sent out.  
The possibility of having the bids include all 15 building although only one building will be done at first was discussed.  However, having on building completed will give us the opportunity to make corrections in the bidding for the other buildings if necessary.

The meeting was opened at 2:05
Since there was no quorum, a discussion was held but no vote taken.(This was an unscheduled, informal meeting.)
Mr. Mayo presented some of the options available in vinyl siding: non-insulated, single insulated, and double insulated. Regardless of the type chosen, the contractor must leave the current siding, wood or Hardi-plank, to which to attach siding .  A vapor barrier, similar to Tyvek, would be added between the current siding and the new siding to allow moisture to move in and out.  Whatever siding chosen will be able to handle all of the issues like chimneys, overhangs, etc. 
As previously determined, the board asked that the specs sent out with the request for bids will call for insulated siding.  Mr. Mayo indicated that it will take three weeks to draw up speck and additional three weeks for the bids to be returned.  Bidders would be pre-qualified so not just anyone would be able to enter into the bidding process. Specific building(s) will need to be identified so specs will be very specific.  Judy asked if this a good time start a project such as this because of the hurricane season.   Mr. Mayo responded that the contractors would lock down everything if a hurricane were on the way and their insurance would cover any damage. 
The board is hopeful that we will be able to do the first 15 buildings on the list, as recommended by architect, using the trust money in Regions Bank (approximately $648,000).  The scope of the project sent out for bidding would be on 15 buildings.
Buildings that have already been completed with Hardi-plank will not be re-done in siding; those with only some sections of Hardi-plank will be completely covered in vinyl siding. 
Mr. Mayo will put all of this information in a letter for a board vote-without- meeting and for presentation at the homeowners meeting next week.  Windows still need to be addressed.
