Compliance with CVCA Rules

This is a notice to everyone at Chardonnay that the Board of Directors are in
the process of walking the property and writing fines for violations of our
bylaws and rules and regulations.  If you are not familiar with the rules, we
will be happy to e-mail a copy to you.  There will be no warning for the
violations.

If anyone places their garbage out prior to 6pm on Thursday or Sunday we will go
thru the garbage and find your name.  $75.00 fine
Only household garbage is allowed.  No dishwashers, stoves, barbecue pits, etc. 
It must be in a bag and secured.  If you put out a pizza box you will be fined. 
Please remember, everything must be in a bag.
Parking has gotten out of hand. Please understand that all vehicles must
registered with the office.  The new rules have been clarified to help you
understand them.  If you have 1 person in the unit, you are allowed 1 car.  If
you have 2 people in the unit, you are allowed 2 cars.  If you have the need for
a third car, it must be approved by the Board of Directors.  No commercial
vehicles are allowed on the property.  this includes flatbed trucks, taxi cabs,
trucks and van's that have sign's on them.  If your vehicle is over sized, you
must park it in your reserved spot.  If you have extra vehicles, now is the time
to get rid of them.  If we find out, we will fine you  $75.00 and have the
vehicle towed from the property. (Moon's Wrecking Service).  No parking in the
fire zone's (RED) are allowed at any time.  The city of Kenner Police and Fire
Department will and have issued a violation for parking there. ( up to $500.00) 
We do not have enough parking for everyone to have 2 cars so you can see the
need for these rules.  they will be enforced !
Please look around the outside of your unit.  If there is anything that has been
laying around please remove it.  Nothing is to be left outside on the common
grounds.  We will be looking for this and writing fines.
Nothing is to be in the windows but white curtains, blinds, etc.  No a/c units,
no plywood,

The screens are the unit owners responsibility.
As most of you can see, we are trying our best to improve our property.  We have
workmen here each day working on leaks on the roof and the fireplaces and
siding. This cost a lot of money and we need your cooperation to achieve our
goals.  Most of our problems are coming from the top of the fireplace.  We will
be replacing them as we can.  they cost approx. $500 a piece and we have 277 of
them.  Please be patient.
Please have courtesy when using the pool.  Please use the bathrooms that have
been updated and not the pool or the sidewalk.  Your gate key is used to open
the door locks on the bathrooms.  No throwing of balls and no diving in the
pool.

We wanted to let you know in advance that we are getting tough on the
violators.  If yo don't violate the rules, it shouldn't affect you at all.

The BOD members have been manning the office to save money, but, we will be
hiring someone in the future for this position.
If you know of a neighbor that does not have e-mail, please advise them of these
rules.
