Homeowners Meeting
Board members present:  Durel Burke, Richard Sanders, Judy Miranti, David Learned, Bartlyn David, Sandy Somerville, LaToya Sessons, Diane Allen

Doc presented the financial statements
 
Assessment:  In order to keep our finances secure and to keep the momentum going on the siding of the buildings, it will be necessary to have an assessment of approximately $100 per month from August through December.  The exact amount for each unit is to be determined by square footage and will be sent to homeowners in the near future. 
 
We have been advised by our insurance carrier to expect a 25% increase in flood insurance next year.
 
Roofing and Siding Update:  The roofing project is ongoing.  By the time the last phase has been completed, every roof will have been sealed.  Problems resulting from fireplace leakage will be addressed through the siding project.
 
The Board of Directors met with Mayor Yenni a few weeks ago to see if there was any help we could get from the City of Kenner as to the conditions of our streets,  ongoing plumbing problems, and garbage pickup.  The mayor indicated that, since our property is private, he would not be able to help with the streets and plumbing.  Garbage pickup, if provided by the city, would cost more than we are currently paying for private pickup so we declined his offer to help there.  He has indicated that he will try to help us in any way he legally can.
 
Rules and Regulations:  The Rules and Regulations have been updated.  Those present were given an unofficial copy.  Official copies will be given to all residents in a few days, after they have been registered with the Jefferson Parish Clerk of Court.
 
Points stressed at the meeting
1.  We must lower the ratio of homeowners to renters.  Currently several homeowners have been unable to refinance their units because that ratio is too high.  The new Rules and Regulations call for a limit of no more than 20% of the units (55 units) be leased.  The board will not approve any new leases until we have reached that level.  Water will not be available to any unit in which the board has not approved of the lease prior to it being signed.
 
2.  Every unit is allowed one reserved parking space.  Owners may have an additional car, but it must be parked, first come-first served, in a non-reserved space.  Commercial vehicles will be warned that they cannon park in Chardonnay and will be towed away if their owner continues to park on the property.
 
Beautification:  New signs for the entrances to the property are in process of being chosen as well as directional signs for the main road.
 
The tennis court nearest the office has been pressure washed.  New nets and poles will be installed in the near future.  The middle court has some problems and how to fix it is being discussed.  The possibility of turning the third court, the one nearest building 14, into two bocce courts is also being discussed.  Additional insurance requirements will be a major part of the final decision.
 
The pool area has been refurbished, the cabana and bathrooms painted, new lounge chairs and tables have been added.  Bids to replace the cracked red tiles in the expansion joints is in process.
 
The Kenner Police Department has been sending extra patrols through our property for additional security.
